Davie at a Glance
A town with several water utilities
The Town of Davie serves water and sewer to only a portion of the town. Neighboring cities and private utilities cover the rest, and Sunrise supplies the stretch west of University Drive, north of Sheridan Street and south of State Road 84. Read your latest bill before you call so we know who owns the main.
Canal basin, shallow water table
Much of Davie lies in the C-11 West basin, and a 2004 USGS well record near Davie Road Extension shows groundwater only 2 to 5 feet below the surface. That is why sewer backups and soggy drain fields tend to follow big rains here.
Every Davie ZIP reaches one line
Callers in 33314, 33328, 33325 and 33330 reach the same dispatcher. Emergency dispatch available around the clock includes nights, weekends and the days after a storm.
Water Pooling in the Yard, or a Meter That Will Not Stop Moving
Parts of Davie are rural on purpose. In 2001 about 90 percent of voters backed a charter amendment to protect the town's rural and equestrian character, and the zoning for its rural and agricultural districts allows horses and livestock on lots of 35,000 square feet or more. A lot that size often means a long water line between the meter and the house, and a leak anywhere along it can run unseen for weeks.
Check the meter first. Shut off every fixture, then watch the low-flow indicator on the meter face. If it keeps turning, water is escaping somewhere between the meter and your taps, and electronic leak detection can trace it without digging up the whole yard.
If the wet spot sits between the meter and the house, the fix is usually on the line itself. Water service line repair may mean a short trench to replace a failed section. If your property runs on a private well, say so when you call, because the pressure tank and pump change what we check first.
Slow Drains, Gurgling Toilets and a Septic Tank You Are Not Sure About
Broward County code requires a property to connect to the sewer within 180 days once a main becomes available, and it bars new or repaired septic systems on lots that abut an available sewer. So older septic lots and sewered lots can sit on the same street. We need to know which one you have before we pick a tool.
The water table matters here. When every drain in the house slows at once after heavy rain, the trouble is often downstream of the house, in a saturated drain field or a pressured lateral, and not in a single P-trap.
A full septic tank needs a pump truck, and we will tell you so instead of selling you a snake. For a blocked main line, sewer line cleaning through a 4-inch cleanout usually clears it, and a camera run shows what caused it. We cannot tell by phone whether it is the tank or the line.
When the C-11 Canal Runs High and the Street Floods
Much of Davie sits in the C-11 West basin, which the Town also calls the Griffin Road canal. The South Florida Water Management District operates it, and the Town says the vast majority of Davie lies in a special flood hazard area. The Town has marked 13 areas for drainage improvements.
In June 2017 Davie took roughly 11 to 12 inches of rain in 24 hours, and streets in the Vista Filare area flooded. Floodwater over a yard cleanout or a low toilet can push sewage back into a house. If water is standing near your home, close the main valve, stay out of it, and call before you flush again.
| What you see | Likely cause | Our first move |
|---|---|---|
| Toilets bubble when the washer drains | Sewer lateral under pressure from high ground water | Stop water use, then camera the lateral |
| Wet patch over the water line in dry weather | Failed section of service line | Meter test, then electronic listening |
| Soggy strip near a septic area | Saturated drain field or full tank | Pump truck first, then a line check |
| Damp water heater closet after a storm | Leaking T&P valve or tank seam | Shut off supply, test valve, inspect tank |
Who Serves Your Address, and What Is in the Tap
Your water bill names your utility. The Town's own utility map lists Davie Utilities, Femcrest Utilities, Broward County Utilities, Sunrise, Cooper City and Hollywood, so two neighbors can have different providers. If the main in the street breaks, that utility owns it, and we repair the pipe on your side of the meter.
In 2025 the Town's water came entirely from the deep Floridan Aquifer, treated by reverse osmosis, with chloramine as the disinfectant at an average of 3.2 parts per million. Utilities commonly warn that chloramine is harder on old rubber flappers and hose washers than plain chlorine. A toilet flapper that keeps failing is worth a look.
The Town's reports give no hardness number, so we will not quote one. Test your tap with a kit before you pay for a softener, and look at the scale on your heater element or burner when the tank is flushed.
Old Davie, the Rodeo Grounds and the Places Callers Mention
Old Davie centers on a western-themed downtown, and the Bergeron Rodeo Grounds at 4201 Rodeo Way seat up to 4,000. Any restaurant or venue nearby runs grease lines, a crowd-sized restroom group and backflow devices, which is where commercial plumbing parts ways with a house call.
If you rent out a unit near the NSU campus on University Drive, tell us whether several units share one drain line. A clog downstream shows up first in the unit with the lowest fixture. Pine Island Ridge has townhome clusters such as Woodvale, and in attached homes a leak on one side can stain the wall of the next.
Flamingo Gardens at 3750 S Flamingo Road began as a citrus grove in 1927, and its 1933 Wray house is the oldest residence in Broward west of University Drive. Any Davie house old enough to remember the groves deserves a pipe check before a remodel.
The edges matter too. ZIP 33330 covers parts of Cooper City and Southwest Ranches, and the Seminole Tribe's Hollywood Reservation touches the Davie line on the east side. None of that changes our dispatch, but it can change who owns the water main. Our notes for Pembroke Park and West Park cover very different housing to the south and east.
Hurricane Season Checks for a Big Davie Lot
Hurricane season runs June 1 to November 30, and the state's emergency office calls mid-August to mid-October the busiest stretch. Because the Town sits largely in a flood hazard area, do these checks in May, not the week a storm forms.
- Find the main shutoff and turn it once, so you know it closes.
- Strap a tank water heater to the wall studs, as the PNNL building guidance advises, and in a flood-prone spot raise it at least 1 foot above the base flood elevation.
- Locate your sewer cleanout or septic access lid and keep it clear of mulch.
- Photograph the meter dial before you evacuate, so a bill spike afterward has a baseline.
Permits and the Online Portal at Davie Town Hall
Davie's Building Division at 8800 SW 36th Street, Building A, takes permit applications online only, and paper stopped being accepted on January 12, 2026. A water heater swap here needs a building permit application, plumbing review, the Broward water heater replacement data form and the manufacturer's spec sheet.
Plumbing work must be done by a plumbing contractor holding a state certificate or local registration, or that contractor's employee. A Notice of Commencement applies to larger jobs, but Davie's own forms disagree on the dollar threshold, so ask the Building Division. For a water heater replacement, Call (954) 697-4920 and we will tell you what to bring.
Before We Arrive: Burst Pipe or Active Leak in Davie
Find the main shutoff
On Town water the house shutoff is often near the front of the house or by the water heater. On a well it sits at the pressure tank. If you only find the meter valve, turn that, and tell us what you found.
Cut power near wet areas
Switch off the breaker for any wet room, garage, pump house or barn circuit. Do not wade toward a panel or a pump through standing water.
Move people, pets and animals back
Keep children and pets out of water that may carry sewage. Move horses and other livestock off ground where the water is spreading, and park vehicles on higher ground.
Call and tell us about your lot
Call (954) 697-4920 and say if you are on a septic tank or sewer, Town water or a well, and if the canal or street is high. Those answers shape what we bring.

Frequently Asked Questions: Davie
Do you cover every ZIP code in Davie?
Yes. We dispatch to 33314, 33328, 33325 and 33330. ZIP 33314 is east-central, with Old Davie and the rodeo grounds. ZIP 33328 holds Town Hall at 8800 SW 36th Street, the Pine Island Road corridor and the NSU campus. ZIP 33325 is central north and shared with Plantation and Sunrise. ZIP 33330 is the rural west and southwest around Flamingo Gardens, shared with Cooper City and Southwest Ranches. A Fort Lauderdale mailing address does not put you outside Davie.
Is emergency service available in Davie?
Yes, at any hour. Our dispatch point is in Dania Beach, roughly 8 miles east of the middle of town, so distance is a real factor on the western lots. Flooded roads change the drive too, which is why we give an estimate when we answer instead of a promised time. Call (954) 697-4920 and say whether water is still running.
Can you tell me by phone whether a leak is on my side of the meter?
Not for certain. A meter test with every fixture off narrows it down, and a wet spot between the meter and the house points to your line. The utility owns the main and the meter, so a leak on that side is theirs to fix.
Do I need a permit to replace a water heater in Davie?
Water heater replacement is permitted work in Broward, and Davie asks for a permit application, plumbing review, the replacement data form and the manufacturer's spec sheet. Applications go through the Town's online portal. The Building Division can confirm details for your address.
Is Davie water hard, and do I need a softener?
The Town's water reports do not publish a hardness figure, so we cannot give you one. Test your own tap, and remember that some areas of Davie are served by other utilities with different supplies. Your bill shows which one you have.
I manage a rental near NSU. Who authorizes the work?
Give us the owner's or manager's name and a number for the tenant. We need someone able to approve the repair, and we will tell the tenant what we find and what the manager is being asked to approve.
Code reference: plumbing work in Florida falls under the Florida Building Code, Plumbing (8th Edition, 2023), which is based on the 2021 International Plumbing Code (IPC). Ask the Dania Beach Building Division whether your job needs a permit.
