Plumbing emergency at your business after closing? Start here
A business plumbing emergency does not wait for opening hours, and our dispatch line runs 24/7 for Dania Beach. If water is spreading, close the building main or the zone valve, and move staff and customers off wet floors. Switch off power to wet equipment only if you can reach the panel without standing in water.
In a restaurant, turn off the dish machine and the prep sinks, and stop pouring water into a floor drain that is already backing up. In a multi-tenant building, call the property manager and tell us which units share the line.
If sewage is rising through a floor drain, rope off the area and stop all water use in the space. Say floor drain overflow when you call, since the cause is usually in the building drain or main and calls for sewer line cleaning rather than a mop.
Floor drain overflow in the kitchen or back of house
A floor drain is the lowest point in a commercial space, so it is where every problem upstream shows up first. In a restaurant, a floor drain that bubbles or fills during the dish machine cycle usually means grease and food solids have narrowed the line behind it. In a warehouse or retail back room, a rarely used drain can also dry out its trap, which lets sewer gas rise.
We start by finding which fixtures feed the drain and whether other drains in the building react. A cable machine clears soft blockages. A 4000 PSI jetter nozzle scours grease off the pipe wall when a cable only opens a hole, and that is where hydro jetting fits. A camera run afterward shows whether the pipe is sound or the blockage will come back.
After-hours dispatch: what we ask on the first call
Good dispatch starts with a few precise questions. The answers decide which truck rolls and which tools it carries, and they help us tell you what to protect while the plumber drives over. We do not promise an arrival time by phone, but we will say what we need to know.
- What is happening: overflow, leak, no water or an odor?
- Where is the water coming from: a floor drain, a restroom, the ceiling or the water meter?
- Which fixtures or tenants share the line?
- Can the building main or the zone valve be shut off, and who has the key?
- Is power to the wet area safe to leave on?
- Who is the contact on site, and who approves the work for the owner or tenant?
Restaurants and grease trap cleaning
Kitchen fats, oils and grease, called FOG, cool inside the pipe and build into a hard layer. A grease trap, either a small unit under a sink or a larger interceptor outside, catches most of it before it enters the sewer. When the trap is full, the grease carries on to the building drain, and the floor drain becomes the first sign.
How often a trap needs cleaning is set by its size, the kitchen's volume and the local rule. We could not confirm the City of Dania Beach grease schedule in a primary source, so ask the city's Public Services department what applies to your address. We will not guess a schedule over the phone.
A cleaning visit covers removing the lid, taking out the contents, scraping the walls and baffles, checking the inlet and outlet tees, and looking at the line leaving the trap. We do not post a price for it here because trap size and access change the job.
- Locate the trap or interceptor and confirm access, including lids covered by equipment or paving.
- Stop discharge into the unit before the cleaning starts.
- Remove the contents and scrape the walls, baffles and tees.
- Inspect the inlet, outlet and the pipe leaving the unit.
- Refill, reseat the lid and note the condition for your records.
Backflow testing for business water service
A backflow preventer keeps dirty water from flowing backward into the public supply when pressure drops. It matters most where a building has irrigation, a fire line, boilers, a carwash or a restaurant's carbonation or dish machines. Florida Administrative Code Rule 62-555.360 covers cross connection control for public water systems.
Dania Beach runs its own Backflow and Cross-Connection Control Program, but the testing interval was not in the pages we could read. For comparison, the City of Fort Lauderdale requires reduced-pressure domestic devices to be tested annually by a certified tester. Ask the Dania Beach program for your schedule, and keep the test report, since the city and your insurer may ask for it.
Storm drains, parking lots and what must not go in them
The City of Dania Beach describes its storm drains as designed exclusively for stormwater runoff. That means parking-lot inlets are not a place for mop water, grease or wash-down water from a kitchen. Hosing a dumpster pad into the nearest inlet sends whatever is in that water toward the waterways the city is trying to protect.
After the April 12 to 13, 2023 flooding and tornado, property managers across Dania Beach learned how fast a lot can flood when inlets are blocked. Walk the property before hurricane season, which runs June 1 to November 30, and clear leaves and debris from the grate. If a lot floods in ordinary rain, tell us, because a failed lateral can look like a blocked inlet.
The water meter keeps running when the shops are closed
A business has plenty of places for water to hide: irrigation zones, restroom flush valves, hot water recirculation and shared risers. The simplest test is the one EPA recommends for homes. Close every tap and read the meter, wait two hours with no use, and read it again. Any change means a probable leak.
If the meter moves, we narrow it down by zone. Electronic listening gear finds the sound of a pressurized leak, pressure tests isolate a line, and thermal imaging can show a warm slab or wall. Our leak detection work follows the same steps. A confirmed break goes to burst pipe repair.
Call types by building
Different buildings fail in different ways. This table pairs the usual calls with the first step on site.
| Property | Common emergency | First move |
|---|---|---|
| Restaurant or café | Floor drain overflow, grease line backup, dish machine leak | Stop discharge, close the dish machine, call |
| Retail plaza with shared lines | Stoppage that shows in a neighbor's drain | Identify the shared cleanout and notify the manager |
| Office or medical suite | Restroom stoppage or ceiling leak | Close the zone valve, protect equipment |
| Apartment building common areas | Riser leak, laundry room overflow | Close the riser valve, warn residents |
| Warehouse or light industrial | Floor drain backup, restroom stoppage | Stop water use, rope off the area |
Large districts and shared lines: the Dania Pointe and Casino area as examples
Dania Pointe, a 102-acre mixed-use center completed in 2020, and The Casino at Dania Beach, at 301 East Dania Beach Boulevard, are the kind of dense commercial districts we mean when we talk about shared plumbing. We are not saying either is a customer. They help show the problem: in a district of that size, many tenants can share risers and cleanouts, and one stoppage can show up in a neighbor's floor drain.
The first call in that setting should name the riser, the tenant and the nearest shared cleanout. Older strips along Federal Highway (US-1), with Antique Row nearby, face a different version of the same issue. The median Dania Beach building dates from 1977 according to the American Community Survey, so old drain lines are common.
Water use limits and the Hollywood plant
Dania Beach wastewater goes to the City of Hollywood's Southern Regional Wastewater Treatment Plant. In November 2023 a Hollywood wastewater pipe failure led Dania Beach customers to be asked to cut water use. A kitchen that can pause dish cycles and ice runs for a few hours helps the whole system, and it shortens the time before your own drains clear.
Commercial plumbing price ranges, and one missing number
National published guides put routine drain cleaning at about $125 to $360, with some jobs reaching $800, and Florida prices vary. These figures are mostly residential, and commercial lines are larger, longer and harder to reach, so expect more.
Grease trap cleaning has no number here. We found no reliable published range, and the price depends on the size of the unit and the access to it.
What moves the price
- Line size and length. Larger commercial drains and long runs to the main take more cable and more time.
- Access. Cleanouts covered by equipment, paving or a locked tenant space slow the job.
- Grease load. A heavily used kitchen line needs jetting more often than a retail restroom.
- Number of tenants or units affected. Shared lines mean coordination with more than one party.
- Night or weekend call. Ask on the call whether nights, weekends or holidays are priced differently.
| Work | Published range |
|---|---|
| Drain cleaning by cable | $125 to $360 (Forbes, national) |
| Main line cleaning | $200 to $600 (Fixr, national) |
| Hydro jetting | $250 to $1,000 (Fixr, national) |
| Backflow test, per test | $70 to $90 (Angi), $100 to $200 (Forbes), commercial may run higher |
A commercial property policy may cover sudden water damage and business interruption, but not gradual leaks or a lack of maintenance. Who is insured, the owner or the tenant, depends on the lease. Photograph the damage, keep invoices and call your broker or insurer before you clean up.
Building type, address and symptom are enough for a first estimate of the work. Call (954) 697-4920 for a real number.
Frequently Asked Questions
Do you handle commercial plumbing emergencies at night or on weekends in Dania?
Yes. Our dispatch line runs 24/7, including nights, weekends and holidays. We cannot promise an arrival time by phone, but we will ask the key questions and tell you which valves to close. Call (954) 697-4920 and name the property and the symptom.
I manage a multi-tenant building. Can one call cover several units?
Yes. Give us the building address, the units affected and the shared line if you know it. We will check the main, the cleanouts and the riser, and report which unit is the source.
How often does a restaurant grease trap need cleaning?
It depends on the size of the trap, the volume of the kitchen and the local rule. We cannot give a fixed number by phone. Ask the City of Dania Beach for the schedule that applies to your address.
Who tests a backflow preventer, and how often?
A certified backflow tester performs the test, and the interval depends on the device and the local program. Fort Lauderdale requires annual testing for reduced-pressure domestic devices. Ask the Dania Beach Backflow and Cross-Connection Control Program for your requirement.
The floor drain keeps backing up after we cleared it. Why?
A cable opens a path but leaves grease on the pipe wall, so the drain closes again. Jetting and a camera inspection show what remains. Repeated backups can also mean a broken or sagging section in the line.
Who pays, the tenant or the owner?
Your lease decides, and we cannot decide that for you. We will document the cause and the location so the owner and tenant can sort it out. Stopping the water comes first.
Do you serve businesses near Dania Beach, not only inside the city?
Yes, including Pembroke Park and Davie, with the same 24/7 dispatch. Call with the address and we will confirm coverage.
