There is water around my water heater. What do I shut off?
Work in this order and stop if the floor is wet near electrical outlets. Do not stand in standing water to reach a breaker.
- Turn off power. For an electric heater, switch off its breaker. For a gas heater, turn the gas control to off or pilot.
- Close the cold water inlet valve on top of the heater. The handle should sit across the pipe when closed.
- If the valve will not close, shut the main water valve for the house or unit.
- Open a hot tap somewhere upstairs to relieve pressure and slow the leak.
- Move belongings off the floor and mop up what you safely can.
- Take photos for your insurer before you clean up.
Find the source: top, side, valve or bottom
Dry the heater with a towel, then lay a dry paper towel at each suspect spot and watch for a few minutes. Where the paper darkens first is where the leak starts.
Leaks at the cold or hot pipe connections on top are often a loose fitting or a worn nipple, and these can be repaired. A drip from the drain valve near the bottom is also often repairable.
Water seeping from the tank body, the seam or the bottom pan usually means the steel tank has corroded through. That cannot be patched. The Department of Energy says storage tank heaters generally last 10 to 15 years, so an older unit leaking from the bottom is normally at the end of its life.
What Dania Beach Homeowners Should Know When a Heater Leaks
The Census Bureau's American Community Survey shows only about 21.7 percent of Dania Beach housing units are detached single-family homes. Many people live in condos, apartments and duplexes where a leak can drip into a unit below. If that is you, call your building manager at once and ask where your unit's shutoff is.
The same survey puts the median Dania Beach home at a 1977 build year, and about 12.4 percent of units are mobile homes. Older homes often have water heaters in closets with no floor drain, so a slow leak can sit unnoticed behind a door.
Water heater replacement is permitted work in Broward County under Board Policy 22-02, and Dania Beach has an online permit portal under its Building Division. If you live near our service area in Pembroke Park or Davie, the same safety steps apply, but permit rules come from each town.

Why is the pipe on my T&P valve dripping?
The temperature and pressure relief valve, or T&P valve, is a safety device on the side or top of the tank. It opens if the tank gets too hot or the pressure climbs too high, and it sends water down a discharge pipe.
A steady drip or flow from that pipe means the valve is opening, the valve is worn, or something is raising pressure. In a closed system, heated water expands and has nowhere to go. A thermal expansion tank is the usual way to absorb that pressure, and we check for one whenever a relief valve is dripping.
Do not cap or plug the discharge pipe. That removes the safety. The water can be scalding, so keep hands and faces away from it.
Condensation or a real leak?
Florida humidity makes cold pipes sweat, and a cold-water line near a heater can drip onto the floor and look like a leak. A tankless condensing unit also produces acidic condensate that drains out through a small tube by design.
The paper towel test helps. Water that appears only when the day is humid, or only along a cold pipe, is probably condensation. Water that grows when nobody uses hot water, or has a rust tint, is more likely a leak.
| Clue | Looks like condensation | Looks like a leak |
|---|---|---|
| Timing | Humid days, after a cool night | Constant, even in dry weather |
| Location | Along cold pipe or outside tank jacket | At a joint, valve, seam or tank bottom |
| Amount | Thin film, small drips | Pooling that grows |
| Color | Clear | May be rust-tinted |
| Next step | Insulate the cold line, keep watching | Shut off and call a plumber |
Repair or replace a leaking water heater
A leak at a fitting or valve is usually a small repair. A leak from the tank itself means replacement. If the heater is also past 10 years or has rust on the tank, replacement tends to be the sensible move.
When a swap is needed, the job includes a new drain pan if required, a relief valve discharge pipe that ends in a safe place, and a permit. One Florida city's final inspection checklist, from Inverness, lists a full-open shutoff valve, a relief pan in habitable spaces and a safe discharge point among its checks. Dania Beach's own rules may differ, so ask the Building Division.

What to do before we arrive
While you wait for a plumber, keep the area dry and the family safe.
- Keep children and pets out of the room.
- Leave the power off until the floor is dry.
- Do not open the pressure relief valve by hand while the water is hot.
- Write down the model, age and fuel type from the label.
- Measure how fast it leaks, for example a cup in ten minutes.
- Call your building manager if you live in a condo and water could reach a unit below.
Frequently Asked Questions
Is it safe to keep using my water heater if it is dripping a little?
Not for long. A small drip from a fitting may wait a day, but a leak from the tank can get worse fast. Shut off the water and power if you cannot get help right away.
Why is my water heater leaking in a Dania Beach condo, and who pays for the unit below?
We cannot say who pays. Your condo documents and insurance policy decide that. Photograph the damage, shut the water off and tell your management office the same day.
Can a leaking T&P valve be replaced without replacing the heater?
Yes, if the tank is sound. We would also check the water pressure and whether a thermal expansion tank is needed, or the new valve may drip too.
Is the water from a water heater leak safe to touch?
Hot water can scald. Water near an electric heater can carry current, so turn off the breaker before wading in. If the floor is wet around the panel, stay out.
Do you handle leaking water heaters at night?
Yes, our dispatch is open 24/7. Call (954) 697-4920, tell us which valve you closed, and tell us where the water is coming from.
